Research, get free publicity wherever you can, and don't pay someone a big fee upfront!
Like anything else, you have to let people know or nothing will happen.
Friends, family, co-workers, waiter, librarian, whoever. Play up the free route in person as well as on the internet. You'll come out so much farther ahead if you can sell it yourself!
But, it's nice to have a broker working for you for that extra support and to get out of leading the paperwork
Be sure you are comfortable with how the broker is paid before you go that route.
